Over a year ago we contacted Michael about buying a house.  He came highly recommended by a good friend of ours.  We went over the numbers and realized that it just wasn't going to work out at the time.  Instead of just hanging up the phone, Michael proceeded to tell us how to get our credit on track and what we needed to do in order to get into a house in the next couple of years. Within the next year we were ready to go so Michael and Richard sprang into action and in no time we were well on our way to buying our first home.  During the whole process Michael and Richard were very professional and knowledgeable.  They answered all of our questions no matter how trivial they seemed to us.

I am very impressed by the level of service Michael & Richard provided for the purchase of an investment property in downtown San Diego. The attributes that particularly impressed me are:

1. Well organized and "on the ball": Michael and Richard were always a step ahead of the game in terms of getting all the necessary documents ready from me and to the right parties. They were also very responsive in terms of following up with the counter party to make sure nothing falls through the cracks. I received the approrpriate level of communications to feel I am "in the loop" while not being overwhelmed by details.

2. "Can Do" attitude: Michael and Richard were very driven to get the deal closed. They made numerous calls to potential lenders and the escrow company to make sure the process is well managed. They also thought of creative solutions to navigate the challenges presented by the current lending industry. In addition, they went well above and beyond their call of duty as Realtors to help ensure my investment venture is a success.

3. Objectivity: I get the clear sense that Michael and Richard are thinking on my behalf instead of maximizing their commission. They helped me to screen the potential properties that maximized income/price paid ratio. In the end, they steered to me towards a smaller better priced unit instead of a higher priced one. You don't always get this level of objectivity from other Realtors. Overall, I highly recommend Michael and Richard to anyone who is looking for a real estate agent.”

We contacted Michael and Richard (at a friend's suggestion) to help us buy our first home.  Right from the start, we felt comfortable with them and felt that we could trust them.  They were always on top of things: finding us listings that fit our budget/criteria, making time to show us places right away, presenting extremely detailed analysis of each condo we looked at, completing paperwork quickly, making all kinds of followup calls for us, and fighting with banks to get us the best deal possible.  

For example, we ended up offering on a foreclosed condo, which was to be sold as-is.  But the place was trashed!  Disgusting bathrooms, kitchen, and flooring, holes in the ceiling, and a front door that had a hole in it.  Michael and Richard would not stand for this, they fought and fought until the bank went back in to clean out the trash and make the necessary repairs.  I don't think I know anyone more persistent and dedicated than these two awesome realtors!  

To put it bluntly, Michael and Richard know their stuff.  They studied the market daily for us, they were constantly digging up any piece of research on any properties we were interested in, they gave us tons of information on different areas in San Diego, info on what was important in buying a home and buying into certain parts of town, so much priceless advice on how to plan for such a huge commitment and how to successfully see it through.  We really felt lucky having their combined experience and knowledge.

Looking back, one of the best things they could do for us was be our shoulder to cry on, our ear to listen when we were so afraid of buying a home, someone that was always there to patiently answer our hundreds of questions, no matter how big or small.  Michael and Richard really made a huge investment of time and energy into our goal of buying our first home.  And we feel that they always did have our best interests at heart.  We honestly could not have gotten through this crazy, tedious, and lengthy process without their guidance and experience.

We love our new condo and have been recommending Michael and Richard to everyone we know.  One day...we'll be bugging them again to find a house!
